The over sales volume within Sheridan County MLS (Sheridan County Board of Realtors) had an increase in transactions and volume in the Fall and Winter of 2014.
If 6 months of inventory is thought to be a flat or stabile market then clearly we have a low supply: 5 months+/-. I think all buyers would agree that they would prefer more options (houses) to choose from. Some people say it is “equalized” but I would disagree. Markets are constantly fluctuating up and down with the trends, seasons, popularity of a specific location or unique property. Things in the market are moving daily.
The trend is obvious – fewer days on the market. Basically, the good properties (price right, staged and ready to sell) are going under contract fast. Buyers & sellers have to move faster – the velocity of the market is increasing.
Even the lots (building sites) are getting bought up. There was a lot available a year ago but almost 1/2 of them sold in the last year – WOW. Any new subdivisions coming soon?
